What Kasa adds

Virtual staging adds furniture and decor to an empty room. It is designed to furnish the space without structural changes.

What Kasa is designed to keep

  • Walls, ceiling, floor, trim, moldings and built-in surfaces.
  • Windows, curtains, blinds, doors, frames and openings.
  • Fixed fixtures: ceiling lights, pendants, fireplaces, radiators, air-conditioning units, outlets, built-in shelving and wardrobes.
  • Camera angle, lens perspective, room dimensions and proportions, lighting direction and aspect ratio. The instructions tell the model not to crop, rotate or change the camera viewpoint.

The view through a window is not edited on purpose. The prompt asks for plausible light and views, but the model can redraw the view. Check it against the original.

What we check and what we do not promise

Our staging instructions tell the model to lock these elements and preserve the existing property.

Our team reviews samples of results for architectural changes. This review does not check every image before download and does not block downloads.

AI can make mistakes. Compare every result with the original. Do not publish an image that changed the property.

Tools that change more

  • Empty-room cleanup removes furniture and clutter. Removing furniture is also a digital alteration under California AB 723.
  • White box renovation previews change walls, floors and finishes. CRMLS does not allow these images in a listing unless the property will be improved to match at closing as part of the listed price. Use them as clearly labeled concept images.
  • Day-to-dusk changes the sky and lighting. Check your MLS rules before using these images.

Disclosure rules

California AB 723

Business and Professions Code section 10140.8 has been in force since 1 January 2026. Agents, or people acting for them, who use digitally altered images to advertise a property for sale must disclose the alteration conspicuously on or next to the image. Include a link, URL or QR code to a public page that clearly identifies the original, unaltered image. The statement must say where the original can be accessed.

Digital alteration includes adding, removing or changing fixtures, furniture, appliances, flooring, walls, paint color, landscaping, facades, floor plans and elements outside or visible from the property, including window views and neighboring properties. Ordinary edits to lighting, sharpness, white balance, color, angle, straightening, cropping or exposure are excluded only when they do not change the representation of the property.

CRMLS Rule 11.5.2

The FAQ, updated 13 February 2026, says to submit the original and display it immediately before or after the altered photo. Label the altered photo in its text field as virtually staged, digitally altered, photo modified, AI altered or a similar accurate term. A watermark is not required.

Do not add, remove or modify real property elements, including flooring, walls, windows, structural elements, cabinetry, paint, fixtures or floor plans, unless the property will be improved to match at closing as part of the listed price. Do not change elements outside or visible from the property, including window views and neighboring properties. AI-generated landscaping is not permitted.

Kasa tools for disclosure

  • Disclosure text templates for several MLS systems.
  • An optional “Virtually Staged” watermark, off by default. You choose the text, position and opacity and can apply it to a whole property.
  • Before/after export: a ZIP with each original photo and its staged version as consecutively numbered files (01_…_original, 02_…_staged), side-by-side images and a disclosure text file. You can upload the original right next to the staged photo. Photos from other tools, such as empty-room cleanup, end in _altered.
  • A public before/after share page with the original and staged photo that you can link to from a listing.

The kasa.casa watermark on free images is a brand mark, not a disclosure.
